Live at the Gardens notice

Dear Residents and Tenants,
We are excited to announce a series of events, Live at the Gardens, taking place on the Observatory lawns in the Botanic Gardens precinct over two weekends: Friday, March 7th, Saturday, March 8th &
Sunday, March 9th, as well as Friday, March 14th & Saturday, March 15th, 2025.
Please be aware that noise levels will be monitored for this event and will adhere to regulatory requirements.

Amplified Sound Schedule:

  • Friday, March 7th, 2025: 5:00 PM – 11:00 PM
  • Saturday, March 8th, 2025: 5:00 PM – 11:00 PM
  • Sunday, March 9th, 2025: 5:00 PM – 11:00 PM
  • Friday, March 14th,2025: 5:00 PM – 11:00 PM
  • Saturday, March 15th, 2025: 5:00 PM – 11:00 PM

    Note: There will be intermittent sound checks starting at 10:00 AM on event days.
    We appreciate your understanding and support as we work to ensure a successful event while minimising any disruption to the neighbourhood.

Upcoming works and lower carpark disruption

Hello all,

  1. Façade D (Bowen Cres):
    a. Next week, Avello will continue the painting works.
    b. Please ensure all windows and doors are closed for the duration of the
    painting works.
  2. Façade B (North face):
    a. On Monday 3rd March & Tuesday 4th March access to the lower
    carpark will be blocked between 9am-4.30pm
    to enable erection of
    scaffolding. If you do need to use your vehicle, please ensure this is
    removed from the carpark prior to 8.30am.
    b. We expect to commence pressure washing on this façade late next
    week following the scaffolding erection.
    c. Please ensure all windows and doors are closed for the duration of the
    painting works.

Façade B (North face)
On Monday 3rd March access to the lower carpark will be blocked
between 9am-4.30pm
to enable erection of scaffolding. If you do need

We expect to commence painting works on this façade next week
following the scaffolding erection.

Façade D (Bowen Cres):
Next week, Avello will complete the washing to Façade D and commence
painting works.

Please ensure all windows and doors are closed for the duration of the
painting works.

Botanica Painting Works

Avello will be beginning abseiling painting works starting Monday 17th February

Every Friday, updates will be posted here on the blog to let residents know upcoming works that may affect them.

  • The painters will be pressure washing & painting Façade D (Bowen Cres) from Monday 17th Feb 2025.
  • Please ensure all windows and doors are closed for the duration of the painting works, which is expected to be approx. 4 weeks.
  • Please remove as much as practically possible from your balcony, especially any fragile or easily damaged items.
  • Works will commence 8.00AM each weekday. (If privacy is required, please leave your curtains closed!)

Ongoing Elevator Care

In light of recent elevator issues, this is a reminder to please take care when using the elevators, especially for transporting bulky items.

If you need to hold the elevator open, please us the open-door button rather than holding the doors open manually. This can cause the closing mechanism to disengage as a safety precaution and may allow the inner and outer doors to fall out of sync.

Residents may be accountable for repair fees incurred through misuse of the elevators.

For extended elevator use, remember to contact BM for bookings at least 2 days in advance.

The committee was delighted with the number of residents who were able to attend the evening at FLO on the 19 November . We had a brief presentation from CYP re the chiller plants  and followed this with drinks and nibbles which was a terrific opportunity to catch up with each other and to meet new residents.

We intend to build on this with another evening in early February and hope those who were unable to attend can join us.

A Fond Farewell

Dear Residents,

Today marks my last day as the concierge of our building, and I wanted to take a moment to send you a little note.

It has been a true pleasure to meet you all and to have the opportunity to be part of this community, even for a short time. I have enjoyed every interaction, and I hope I was able to contribute to making your daily life a little more pleasant.

I wish you all the very best for the future and will cherish the wonderful memories of my time here.
