Painting and redecorating

Residents have seen painters around the building and asked a few questions, let me try and answer.

A few months back we replaced all of the hall and lobby lights with LED lights (which are much cheaper to run).  The old lights had caused some heat flaring on the walls and so we need to repaint the hallways.  They have not been done for about 10 years and it is in our fully funded long term plan.  No levy will be required to carry out this work.  (This is feeling like a budget speech now!)

Before we paint the hallways / lobby, the Committee thought it was a good time to consider the building interior as a whole.  This includes individual doors, lift surrounds and lobby furniture.  We have not made any decision on the how much will be done during 2016 but we felt it was important to have the big picture before we start.

One of our owners is a retired interior designer and offered her services at no charge.

We have asked her to come up with two fully costed options that the Committee can consider.

We are also planning to get a second opinion.

No decisions have been made as yet and the level of change will dictate the degree of consultation.  If we decide to repaint the hallways the same colour, then I would not envisage taking that to an AGM.  If the changes were dramatic then I feel taking it to a much wider audience like the AGM would be sensible.

  1. Thank you for the info, and all the time and effort you put in Gary. Now that the tenders are out it looks as though it is really likely to happen. I think for a while residents thought the project may be changed to go to South Yarra Sation. The whole project is going to be detrimental to Botanica in the medium term I believe, and we agree with your concerns, especially the idea of not having access to our car parks.Having to relocate to adjoining car parks would be really unacceptable, and lower the value of our properties. Also the car lift idea, even if feasible would be expensive and disruptive.. Possibly requiring car-park title changes, legal fees among others.
    Other concerns are the noise and dirt generated. It is hard to believe that this would not be very disruptive, in spite of the assurances.
    When you represent us at the meetings, do you do it as the OC president or as an individual? Would it be helpful if we, the other residents wrote letters etc? Agree with the effort to not have emergency exit in Bowen Crescent, and concerns about the trees.

  2. In regard to Painting and Redecoration, what is the planned budget?

    In my creative view, the current foyer, seating, plants, colours and artworks are more than attractive and on trend. In fact nobody sits in the foyer. on the upper levels, I absolutely believe the dark and light shades are absolutely on trend today. A total makeover is a waste of funds.
